Maintenance requests for regular or routine maintenance will be provided during our business hours. We offer 24-Hour Emergency maintenance service as needed.

- If you scheduled an appointment for maintenance and are not present when the technician arrives, an unnecessary trip charge of $50.00 per employee will be applied to your account. As a courtesy, our technician will wait for 15 minutes.
- Should you need to cancel your request, you are required to provide 24-hour written notice to prevent charges. Foxglove requires an adult over the age of 18 to be present at time of appointment.

Most tenants are more than happy to leave maintenance to the landlord. After all, maintenance service is a primary benefit of renting. That said, service calls are intrusive. And in the long run, you’ll pay for damage to your unit caused by neglect. Protect your peace of mind and your security deposit by following a few basic apartment maintenance tips.
Keys/Lock Outs
Management does not unlock doors for any reason, nor does any member of the maintenance department.

Test All Smoke Detectors Regularly
Check these devices monthly to make sure they are in working order. Both battery-operated and hard-wired devices should be tested. Set a schedule to test them when you collect rent or at another time that is convenient for you. Residents are responsible for replacing the batteries.
In the event of a fire:
- Crawl low under smoke.
- Assist or alert any people in danger, but only if it is safe to do so.
- Go to your safe meeting place, such as your letter box.
- Call 911
- Wait for firefighters to arrive.
- Do not re-enter a burning house under any circumstances.
These devices save lives. If there is a fire or carbon monoxide leak in your building and these devices are not in working order, you could face legal action.
Keep the Refrigerator Working Efficiently
It is recommended to have your refrigerator and freezer temperature set at the manufacturer’s suggested setting, which is located on the inside of your refrigerator. For best energy practices you may want to ensure the doors are closed at all times not in use.
Dirty coils hold in heat and make your refrigerator’s motor work harder to cool the inside compartments. Keep coils clean by removing the cover from below the door and vacuuming out the dust that has accumulated. While you’re there, remove the drip pan from underneath the coils. Wash it well and check the drain for clogs before replacing it.
Take Care of the Flooring
Dirt is a floor’s worst enemy. When embedded into rugs and carpets, it wears out the fibers. On harder surfaces, like wood, laminate and vinyl, dirt causes scratches. Place mats inside and outside your door to reduce the amount of dirt tracked into your apartment.
Vacuum low-traffic carpets at least once a week; vacuum high-traffic areas more frequently. Protect wood, laminate and vinyl floors by sweeping every day and mopping weekly with a product recommended for the floor type. Use the minimum amount of fluid needed to clean wood and laminate, as saturation damages wood’s finish and causes laminate to warp.
Keep Heat and A/C Dust Free
Preventive maintenance of the heating and air-conditioning units is all about ensuring proper air flow. Vacuum vents before using the units for the first time each year, and then inspect the vents periodically to make sure new dust hasn’t accumulated. Change filters as soon as they become soiled. Finally, keep furniture and window coverings away. In the case of heat vents, this is as much a safety issue as a maintenance one.
Don’t turn off your heat or A/C when you leave for the day. Instead, turn the heat down or the A/C up just a few degrees. You’ll actually save more energy by maintaining a steadier temperature.
Prevent Plumbing Problems
Keep drains flowing freely. Avoid pouring oil, coffee grounds or other solids into the kitchen sink. In the bathroom, remove hair from the sink and tub promptly so they’re not washed down the drain.
Sink and toilet clogs usually can be unstopped with a plunger. Fill the clogged vessel with water and then push the plunger straight down in a quick, firm motion. You may need to repeat a number of times before the clog is removed.
Counter Tops
Counters tops should not be used as a chopping block or hot plate. Please use a cutting board for chopping or hot pads to protect the counter surface. Counters can be cleaned with a soft detergent like soft scrub.
Dishwasher
For optimum efficiency, do not overload your dishwasher and only use dishwasher detergent recommended for automatic dishwashers. To clean the exterior of the dishwasher, wipe with a warm, damp, sudsy cloth. Rinse and wipe dry. Avoid gritty or harsh cleansers, as they will damage the finish. Generally the interior of the dishwasher is self-cleaning. The tub and strainer should be periodically checked for foreign objects.
Garbage Disposal
While your disposal is operating, always keep the cold water running. Sharpening of the blades can be achieved by periodically inserting ice cubes. To deodorize the disposal, insert orange or lemon peels. Do not use drain cleaning chemicals in your disposal. Never put bones, celery, onion peels, cornhusks, artichoke leaves, metal or glass down your disposal. In addition, never insert paper products, matches or cigarettes. Grease and coffee grounds will also clog your garbage disposal.
If your disposal does not work, turn off the wall switch, wait a few minutes and push the reset button. This is usually a red button on or near the bottom or side of the disposal unit located under the kitchen sink. Try to turn on the disposal at the wall switch. If the disposal still does not work, call the Management Office for maintenance service.
Patio and Deck Caps
You may place plants/flowers in suitable containers that have a protective pallet with legs (i.e. plastic, ceramic or terracotta) to prevent water saturation of the wood ledges beneath.
Plumbing
Should the toilet overflow, remove cover off the tank and push the flapper down firmly into hole in bottom of tank. Turn off the water supply by turning handle located under the tank in a clockwise direction and call the management office immediately. If your drains are stopped up, please call for maintenance assistance. We ask that you do not use drain cleaners due to the hazards of chemical use and for the safety of our service team.
Showers/Tubs
For normal everyday cleaning, please use a mild soap and water with a soft wash cloth. Do not use scouring pads or abrasive cleaners, as they will dull the surface. Other usable cleaners are: Scrub Free, Protect All, Formula 409, Mr. Clean, Gel Gloss, Glass Plus, Simple Green, Bon Ami, Bathroom Duck or diluted Spic and Span or diluted Pine Sol. There is no need to use abrasive cleaners, as they will dull the gloss over a period of years. In extreme cases where the recommended cleaners do not work, use mild abrasive cleaners such as Soft Scrub or Liquid Comet. Any other product will ruin the surface!
Washer/Dryer
For optimum efficiency, do not overload your washing machine and only use detergent recommended for clothes washing machines. In addition, small loads can easily become unbalanced and stop your machine. If your machine does stop in mid-cycle, open the hood, re-distribute the clothes and close the hood. The machine should start again. The lint vent on your dryer should be cleaned before each load to ensure minimal drying time.
Windows/Blinds
Do not leave windows open during rainy weather. The moisture or water spots will create a permanent stain, and may damage windowsills and walls. Blinds can be wiped clean with a warm, damp, sudsy cloth. Rinse and wipe dry. Avoid gritty or harsh cleansers, as they will damage the finish.
Know When to Seek Help
Sometimes it’s best to leave the work to the pros. Report malfunctioning appliances, water you can’t turn off and clogs that don’t respond to plunging. Also report broken or missing grout in the bathroom. Grout isn’t just cosmetic–it keeps water from seeping into walls and floors.
